This solution freed up more buildable space, increasing the project’s overall value and making the development more attractive to future tenants.
Engineering, Permitting & Financial Strategy
Developing a site of this scale required extensive coordination with city officials, engineers, and financial partners. BuildPro spearheaded the engineering and permitting process, ensuring compliance with all zoning and infrastructure regulations while also securing a TIF package with the city—a 10-year, 50% tax increment financing agreement—which provided significant financial benefits to the investors.
Additionally, our team worked with lenders to structure a financing plan that supported both immediate construction needs and long-term financial sustainability.
Executing a Complex Development with Precision
Once approvals were in place, it was time to bring the vision to reality. BuildPro partnered with trusted trade partners to execute the mass grading, infrastructure installation, and paving of streets with efficiency and quality at the forefront. The project scope included:
- 40,000 CY of mass grading – Reshaping the site for optimal elevation and drainage.
- 15,000 CY of topsoil strip and respread – Preparing the land for stability and growth.
- Over 4,000 LF of utilities installed – Including stormwater, water mains, sanitary sewer, and subdrain systems.
- Modified subbase and street paving – Creating a durable and accessible roadway network for future commercial tenants.
